46k for a lot, you get 10 acres, zoned duplex. You get maybe one acre to develop on, in the village area, the rest is in some sorta covenant, and radiates out from the "village". The lots have buried electrical and I believe water and sewer (not sure). Ianto the cob guru is there in the village and his area looks most like what I envisioned the whole place to look like but I was wrong. There are only about 5 houses in and near the village, and a couple more further down the dirt road, including a B and B. They are overwhelmingly modern american looking, huge honking structures with lots of cars, some obviously not running, parked around them. Again, Iantos "cob compound", and a house right next to it, is the only place that looks like what I thought it should look like and how traditional villages look.

There is a duplex being built in the village, one unit above the other. Each is mostly kitchen and bathroom with room to grow bedrooms, so the cost was high at $100/sq foot. If the bedrooms etc were on I dont know what it would be. These were also small, which is great. Again, I think they are now heading in the right direction.

I can see where they are headed BUT right now it looks a lot like a subdivision surrounded by woods right now, and part looks like my family's dirt road back in Alabama, sans trailors, not like a cozy traditional village. They said Iantos house is condemned by the county as uninhabitalbe (damn code!) but he lives there anyway (direct action, way to go!). County code is the crux of their problems. Still, its the best eco-village I know of (I am not interested in a commune). One of them did mention a place in WA up on the columbia that had less strict county zoning.

Didnt see any kids, which is bad for me. I dont want my kids being isolated and drawn in to running the roads with the exurban kids. I want them to play with permie-kids and be steeped in that culture so it is second nature to them, not exurban angst and ennui, TV and car culture. Thats how I and my brother grew up and it is not healthy.

There was a community garden like the ones here by the schools. No obvious signs of tree gardening but they said on the phone they were interested in people moving in and doing it.

Lake Doreena is down below and there is a bike trail all the way around the lake, off road. You can swim there in the summer and they say it gets good wind for sailing.

The lost valley folks are on the other side of the ridge due north.

Conclusion: no kids (pretty sure) for my kids to play with. Too much money for the lot considering I cant legally build a cob or straw house. That means expensive housing. That means we have to commute to work in Eugene, and I have "religious" issues with driving to work, especially the hypocracy involved in doing it while living in an eco-village. At least here I can walk, bus or bike to work. Perhaps I can aquire a "camping" lot there so we can come down and camp and plant nut tree guilds and get to know the community.

Action: I need to learn more about the nitty gritty issues of building and living in an illegal house, what does that really mean? Also, must wait for more people to move to cerro gordo and go down in summer to get to know them better.
